CLIENT DOCUMENTATION

 

Agents, please have your clients complete our online application, then email the following documents to gloria@emeraldrpm.com or fax to 817-498-0662. Please send all required documentation at one time. Multiple emails will delay the process. Thank you.

 

  • Each occupant 18 YEARS OF AGE OR OVER must submit an application.
  • A non-refundable $35 application fee is required with each application. (check, money order or credit card accepted)
  • Please provide a readable copy of each applicant's Drivers License.
  • We will need three most recent check stubs or a letter of employment for income verification. If applicant is self-employed or retired, most recent tax return and recent bank statements must be provided for income verification
  • A signed copy of all ADDITIONAL APPLICATION FORMS  - Please be sure to use the new TREC IABS form.

 

AGENTS - We are not able to accept credit card information on our website. Please print page 1 of our application and have your clients submit their credit card information along with all required paperwork.

 

Please note that it takes 3-4 business days to process an application. While credit and background information are obtained quickly, rental history and employment verifications amy take longer to process. Thank you.

 

 

COMMISSION PAYMENT

 

Please provide the following:

1. Your broker company name and address

2. Your company W-9 (Federal Tax ID)

 

Be advised that commissions are payable after the security deposit, pro-rated rent, first full months rent and your Broker W-9 have been received in our office. Commissions then are generally paid within two to three weeks. We cannot pay a commission without your Broker W-9.
